Eric Ng, Chartered Accountant and mortgage broker
I'm the broker behind Pace Home Loans, based in Padstow. Helping high-income earners buy property with a low deposit. I work out the numbers first.
The broker who showed me
I'm a Chartered Accountant. Years ago, a broker showed me a way into the property market I didn't know existed. If I didn't know, who would?
So I became a broker and built my work around one question: what's your real number? The deposit, the stamp duty, the fees, then every way in.
People on good incomes shouldn't be stuck renting just because nobody explained their options. Clients come in told to "save 20% first", or sure they've missed their chance. They leave with their real number and a plan they set the pace on.
How I work
In accounting, nobody signs off a number they haven't checked. I bring the same habit to home loans.
- Schemes first, every time. I check the government schemes you may qualify for before any lender's own product.
- I tell you the catch. Every option comes with what it costs and what it asks of you, in writing.
- Policy before promises. I read the lender's policy before I say a word, because the same file can get a yes from one lender and a no from the next.
- If waiting is the better answer, I'll say so.
- After settlement, I stay. I review your loan every six months.
Why the name Pace
Everyone has an opinion on when you should buy: the bank, the market, your parents, sometimes a settlement. Almost nobody asks what pace suits you.
Pace Home Loans starts with your numbers and your plans, then lines up the lenders and schemes that fit your timeline. A first home with a smaller deposit, starting again after a separation, or waiting a year to do it better. It's your call, made with real numbers.
What I don't do
I don't pick properties, predict prices or give tax or financial advice. For tax, talk to your accountant. For investment strategy, talk to a licensed financial adviser. I work out what you could borrow, what it really costs, and every way in.
Why a Chartered Accountant mortgage broker?
Because most of what decides a home loan is in the numbers, and reading numbers was my first career. A lender rebuilds your income from your payslips or tax returns, adds some costs back, averages or doesn't, and runs it through its own calculator. I can do that before the lender does.
It matters most when income isn't a simple salary: a business, a company, a trust, a bonus, a contract. Lenders differ most there, and an accountant's eye finds the lender that reads your figures properly. See self-employed home loans and home loans for accountants.
Tax advice stays with your accountant
Being an accountant doesn't make me your tax adviser. In my broking work I don't give tax advice or recommend business structures, and if you have an accountant, they stay in charge of that. Accountants can refer a client knowing I'll stay in my lane.
One name, everywhere
You may have seen me listed under an earlier business name. I now work as Pace Home Loans, based in Padstow, on 0468 387 878.
